Town-sized Office Complex Has Started on Váci Office Corridor

International property developer HB Reavis has gained planning consent for its next new major development Agora Budapest, situated on Váci road office corridor, which is considered to be the heart of the Hungarian office market. The development called Agora Budapest will offer 136,000 sqm well-designed office space for 12,000 professionals. 

Investment enough to build an underground line

The expected value of the whole projects is HUF 140 billion - reports Portfolio, a Hungarian economic news portal. Another news site, Index also calculated that this sum is equivalent to the amount that was spent on the construction of tunnel and the stops of underground 3 in Budapest.  The new project on Váci Road office corridor can reflect the magnitude of the investment.

Leading part in Budapest’ office market revival 

According to the press statement of the company Agora Budapest will play an important role in the regeneration of the Hungarian office market. The unique building complex, which includes five office buildings and spacious public spaces, will be developed in several stages containing more than 136,000 sq m modern office spaces and retail units. The underground garage will provide 2,170 parking spaces including electric car charging points. The surrounding bicycle roads will also be reconstructed and connected as part of the project. The buildings will house several bicycle storage places and showers as well.

The prominent London-based MAKE Architects, the winner of several international architectural prizes, and iconic Hungarian architects FINTA Studio, designer of many splendid buildings will deliver the project. This world-class office building scheme is planned for handover in 2023 and will offer well designed office space for 12,000 professionals. The investment into the area is expected to generate 6,000 working opportunities.

The main goal for us when designing Agora was to deliver a new, iconic scheme that fits into the texture of the city but at the same time respects the traditions of Budapest, but still brings modern new architecture value to the capital. An equally important aim for us was to deliver a new work and leisure destination, with friendly, welcoming public spaces filled with lively community programs, great shops and restaurants” – Zoltán Radnóty, Country CEO of HB Reavis in Hungary explained.

Human-focused approach and green concept 

The developer is committed to sustainable solutions and well-being view. The first two buildings of Agora Budapest include human-focused innovative solutions such as smart pass integration, elevator-controlling systems, micro location-based information system, mobile applications and smart parking. The project is expected to obtain BREEAM Outstanding and WELL Platinum certifications.

One of the unique qualities of the project is the construction of retail units of nearly 11,000 sq m on the two lower floors of office buildings, housing approximately 40 shops that will offer various amenity services, trendy restaurants, coffee shops as well as services satisfying everyday needs, like hairdressing, dry-cleaning, flower shops, pharmacies and, in the spirit of well-being, a gym.

With the floor size of 4,500 sq m Agora Hub will be the one of the biggest coherent floor spaces available in Budapest, which will attract both domestic and international businesses. The complex will include 2,500 sq m co-working space and 4220 sq m of retail space as well as restaurants, cafes, supermarkets, drugstores and medical services gym and a healthy food bar.
